Master Plan Development

For developers, we offer not only a concept but also master planning of the territory. In our understanding, these two stages are closely interconnected because the essence of developing a master plan lies not only in designing spatial zones and filling them with various functionalities but also in shaping the lifestyle within the project as outlined in the concept. Who will occupy the territory, what they will do, how they will feel, what personal or public tasks will be addressed in this space, and how it will integrate with and affect the surrounding areas – all these factors must be considered in modern development.

Master planning is, above all, about creating an environment. It’s not just about placing objects on a site but about understanding how that environment will live and function, what the internal logistics should be, what people will see from their windows, how they will interact with each other and with the space itself, and many other factors.

Therefore, for us, a master plan is a comprehensive product that reflects a multifaceted idea of the environment, embodied in specific volumes. Such a product is developed not only by architects but also by marketers and often by specialists from other disciplines – sociologists, anthropologists, and urbanists.

When creating a master plan, we take a holistic approach, not only considering architecture, engineering communications, and materials but also the long-term values and demands that should be taken into account and the trends that should be considered. With the advent of new technologies, the concept of the modern city is rapidly changing, and traditional urban planning standards are quickly becoming outdated. Therefore, it is essential to consider how our project will fit into the “city of the future” and to create a master plan based not on how we are used to living but on how we will live, taking into account both current and emerging trends.

Formalizing the technical assignment and creating a work
